Schwabe Renews Lease at PACWEST, Reaffirming Commitment to Downtown Portland

We are proud to announce the renewal of our Portland office lease at PACWEST. The decision reiterates Schwabe’s steadfast commitment to reinvigorating Downtown Portland and providing an excellent client experience.

Schwabe’s attorneys and clients favor its office in PACWEST, owned by Lincoln Property Company at 1211 SW Fifth Avenue, for its central location, modern amenities, and access to local businesses. For four decades, PACWEST has been considered Schwabe’s home. The firm is the building’s first and most significant tenant.

Employees, clients, and community partners are excited for Schwabe’s Portland office to continue its function as a hub for meaningful connections and dedicated community building, injecting energy, creativity, and collaboration into all they do.

“We are thrilled to continue working in a space that holds special meaning for both our clients and employees,” Graciela Gomez Cowger, Chief Executive Officer of Schwabe, said. “The lease renewal signifies our commitment to revitalize Portland’s downtown core and fuel exceptional service for our clients.”

Schwabe will complete a significant remodel by the summer of 2025 to further enhance its workspace. The firm is partnering with project manager, JLL, architecture firm Ankrom Moisan, and general contractor Lease Crutcher Lewis on the remodel. This project will transform Schwabe’s office space to deliver greater creativity and enhanced client service.

Schwabe’s team has operated under a hybrid model since 2022, with many team members spending more than 60% of each week in the office. The firm is committed to its hybrid model to enable innovation, excellence, and superior client service. The remodel will further drive collaboration for its hybrid workforce by reorganizing the attorney workspace to unite those with intersecting services.

The update will also ensure employees can access a stimulating work environment with natural light and panoramic city views. Studies have shown that natural light improves the employee experience, increases performance, and enhances the enjoyment of a workspace.

“Building owner Lincoln Property Company and broker Dan Swift of CBRE played crucial roles in the transaction,” Brian Nakashima, Chief Financial Officer at Schwabe, said. “We are thrilled to continue growing at PACWEST, and we greatly appreciate the care with which they approached this transaction.”
